With 120 condominium buildings under construction and 100 apartment building being rehabbed in hope that the $5 billion dollar canal project will attract workers from all over the world needing rental space. The price is coming down down down. Sellers of Panama condo’s now see the writing on the wall, lower the price or you will not be able to sell it. I see adds daily of owners of condo’s trying to get the money they put in as deposits for the purchase of pre-construction condo units. Most of them are out of luck. No one is buying pre-construction condo’s, they are only buying the finished units and at discounts.
New condo units in down-town Panama City priced between $150,000.00 and $180,000.00 are selling as fast as they are finished. But the high end units that were purchased $400,000 to $800,000 range are selling for big discounts. $400,000.00 selling for $270,000.00. $800,000.00 units are selling for and $560,000.00. This is for finished condos .That is the going rate. A lot of investor who purchased in the high market is going to lose 100 of thousands of dollars. I know of one Russian who purchased 30 condo units at between $430,000.00 and $530,000.00 and he cannot sell a single one, that is because they should sell in today’s market for $270,000.00 and $320,000.00.
It is a buyer’s market in Panama, if you want to buy now just take a look at the asking price cut it in half and then let the seller work you back up a dollar or two.
When they brought me to Panama 2 years ago and ask me the price of these condos I gave them the pricing above. Although I write for 5 online news papers, my profession is as a Collateral Expert, a person who has the natural ability to determine value in any market. I spent nine years correcting appraisals in the United States sometimes seeing as much as 40% mistakes. When the company I work for decided to put loans on real estate through that I did not approve, I had to leave the job. Everyone knows the results of those loans today. That was over 3 ½ years ago. I feel good about not being part of that. I feel bad that at that time no one would listen
